Why Real Estate Agents Need YouTube to Grow Their Business

If you are a real estate agent, one of the most important things you need to do every day is talk to people. Successful agents make new connections daily, and that’s how they find buyers, sellers, and investors. When I first got my real estate license, every class and every coach said the same thing: “You must prospect every single day.”

But today, prospecting doesn’t just mean phone calls or open houses. There is a smarter way to stay in front of people, even when you’re not working — and that way is YouTube.

What One YouTube Video Can Do

Recently, I posted a video on one of my channels. In just seven days, it reached almost 5,000 views, over 460 watch hours, and brought in 49 new subscribers. The money it made from ads doesn’t matter to me. What matters most is this:

The video is evergreen.

That means people watch it every single day, even while I’m sleeping or spending time with my family. Around 200 people per hour see the video, and many of them are searching for homes in the city I featured. This keeps my face, my name, and my brand in front of new buyers. I’m “prospecting” 24/7 without having to chase people down.

Why Evergreen Videos Matter

Unlike TikTok or Instagram, where a post dies out after a few days, YouTube videos last for years. Even if the views slow down later, the video will still show up in search results five or ten years from now. That means if someone is moving to that city next year, they could still find my video and reach out.

YouTube becomes your digital salesperson — always working, always promoting you, always talking to new people on your behalf.

YouTube Works Even If You’re Over 40

A lot of agents think they’re too old, too shy, or not “tech-savvy” enough to start a YouTube channel. That’s not true. You don’t need hundreds of followers. You don’t need fancy equipment. You just need to show up consistently and make one good video each week.

Many of our clients have fewer than 300 subscribers, and they get leads every single week — all from simple, helpful videos about their city.

You Don’t Have to Chase Social Media

Platforms like TikTok and Instagram move fast. It can feel like you have to post all day just to keep up. But YouTube is different. If you spend just two hours per week filming a home tour or a simple video about your local market, you can build a channel that grows for years.
